I offer independent snagging inspections for new build construction. Using specialist equipment, I am able to check for issues that are out of sight, raising both minor and major snags in a comprehensive report which can be used to raise any concerns highlighted. Once this process has begun, I will be available to provide ongoing support and advice.
Unfortunately, newly built properties are known for numerous defects or ‘snags’ caused by poor workmanship or management procedures. ‘Snagging’ is a necessary process of identifying issues with your new-build property. Snagging issues range from leaks, heating faults, un-level ceilings, floors and walls, damaged units, missing insulation, poor joinery and structural issues.
These are not always included or taken into consideration under warranty provision.
The best time to get a snagging list is when the property is completely finished and ready to move into. This is usually when you exchange contracts with your house builder. You have two years from your completion date to report any defects (including cosmetic ones) to your house builder which they are legally obliged to fix as part of your property’s warranty, which typically lasts for ten years.
My new build inspections will highlight any issues with the property that fall short of warranty standards and highlight any breaches of building regulations or any other statutory technical guidance and identify works which are outstanding. I provide guidance prior to or post completion of the property as to any outstanding issues requiring remedial works.
